House Rules

The house rules apply to all holiday apartments and their tenants and regulate the basic requirements to ensure a pleasant stay in a well-maintained atmosphere for all parties involved.

Ventilation:
Please make sure to ventilate the rooms by opening windows wide for 15–20 minutes (recommended: kitchen & bedroom) during/after cooking and after showering. Otherwise, mold may develop, and the removal costs will unfortunately have to be charged to you to protect the health of our guests.

The holiday apartment may only be used for the period booked by the tenant. Extensions, if possible, must be agreed upon with the landlord in advance.

The holiday apartment may only be used by the persons specified in the booking. Increasing the number of guests or subletting the apartment to third parties without the landlord’s consent is not permitted. Due to previous negative experiences, visitors and additional overnight guests are not allowed.

In case of violation, the landlord is entitled to terminate the stay and demand a surcharge for the period of unauthorized use.

No deposit is required for the keys. However, if a key is lost, the guest must cover the costs (new key or new lock / locking system). Any loss of a key must be reported to the landlord immediately.

The guest and any accompanying persons expressly agree to use the house and all its facilities at their own risk and release the landlord from any resulting claims for damages.

The guest is obliged to treat the rental property and its facilities with care. The provided towels and bed linens may not be taken to the beach or lake.

Defects or dangers in the rental property or its facilities must be reported to the landlord immediately.

The tenant is liable for all damages to the rental property and its facilities that exceed normal wear and tear. This also applies to damages caused by third parties present with or without the landlord’s or tenant’s consent. All damages must be reported to the landlord before departure and compensated.

Upon departure, dishes, glasses, cutlery, etc., must be returned clean. Please empty the refrigerator and dishwasher completely. Also, dispose of all trash properly using the designated bins in the courtyard. Departure must take place no later than 10:00 a.m. on the day of departure.

Please observe quiet hours from 10:00 p.m. to 8:00 a.m. Avoid unnecessary noise in hallways and outdoors (especially on balconies).

Please break down crushable waste (boxes, packaging) before disposing of it into bins. Larger items must be taken to appropriate collection points. Liquids and other waste (e.g., cigarette butts, crumbs) must not be thrown out of windows or balconies. Watering plants must not cause water to spill onto areas or building parts below.

Waste Management:
Dispose of waste sorted into the two bins marked with our logo. The black bin is for residual and wet waste (locked, key labeled at the key rack), the green bin is for recyclable waste.

No waste, harmful liquids, or inappropriate items may be flushed down sinks, showers, or toilets. Using the toilet as a trash can (e.g., for cans, cotton, textiles, hygiene products, diapers, newspapers, cigarette packs, razor blades, construction waste, paint residues, fats, oils, etc.) is strictly prohibited.

No objects (e.g., shoes, cupboards, plants, umbrella stands) may be left in stairways, hallways, or on balconies/loggias. Any caused dirt must be cleaned immediately. Balconies and terraces are not to be used as storage spaces. Please do not hang towels, etc., over the balcony railings. Use drying racks provided.

Due to insurance regulations, please ensure the front doors lock properly after use.

Barbecuing on balconies and terraces is prohibited.

Storing flammable, explosive, or toxic materials and liquids inside the house is forbidden.

Smoking inside the holiday apartments and common areas (hallways, staircases) is prohibited. When smoking on balconies, please close windows and doors and be considerate of neighbors. A cleaning fee of up to €300 may be charged for violations. Smoking is only allowed on balconies and terraces.

Laundry inside apartments is permitted only for small items. Drying laundry on balconies or terraces is allowed only with drying racks.

Parking bicycles inside apartments or hallways is strictly prohibited due to lack of space.

Charging batteries (especially e-bikes) is only allowed under supervision and in non-flammable areas (tile floors). The landlord reserves the right to charge additional fees for increased electricity consumption.

Energy and Water Conservation:
Due to environmental protection and rising energy costs, please use energy (electricity, heating) and water sparingly even during holidays.

Decorations:
Attaching decorations inside the apartment is not permitted. Guests are liable for damages caused by unauthorized decorations.

The owner (Sole proprietorship Sebastian Bischel) has the right to access the apartment at any time, especially in emergencies. Guests will be informed beforehand unless immediate access is required.

Parking Space Use Regulations

The landlord is not liable for damages to parked vehicles or belongings unless gross negligence or intent is proven. This includes theft, burglary, and damages from road conditions or falling objects (e.g., chestnuts).

If fuel, oil, or acid leaks and causes damage, the tenant must cover the costs immediately without needing to prove fault. If the ground is damaged, repairs must be made at the tenant’s expense.

In case of snow and ice, roads are not cleared or gritted. The landlord assumes no liability for accidents.

The parking space is intended only for the tenant’s vehicle or vehicles of household members. Washing vehicles on the property is not permitted. Violations may result in immediate termination.

Community areas must be used considerately. Speed is limited to 10 km/h, and general traffic rules apply.

Noise disturbances, especially horn use or running engines, must be avoided. Smoking and open flames near vehicles are forbidden.

Obstacles preventing access to the parking space do not entitle the tenant to rent reductions or compensation claims.

Vehicles must be properly registered, insured, and roadworthy (e.g., valid TÜV inspection). Unauthorized vehicles will be removed at the owner’s expense.

Rental of the parking space is independent from the rental of the apartment.
